Key handover, and support that stays with you
We complete the finishing work meticulously, true to the design you chose. The result is a smart home built for the future, ready for easy changes down the line. Our support and warranty continue long after you move in.
Building systems
Steel frame and modular wall core
The heart of the building. A heavy steel RHS frame forms the structural backbone, paired with advanced STB panels that give the home outstanding strength and stability. The core between the panels is tailored to each project: controlled poured concrete for thermal mass, or a mineral wool core for lighter loads and targeted insulation. Every option is engineered to give the building exactly what it needs.
A multi-layer sealing and insulation envelope
A complete climate shield. Foamed XPS boards and a breathable geotechnical membrane work as one. These advanced, sustainable materials have a closed-cell structure, so they never soak up moisture and leave no room for mould, fungi or bacteria. The result is an envelope that breathes, keeps damp out and keeps your home healthy, with an ideal indoor climate for generations.
Integrated finishes, inside and out
Engineering precision from frame to finish. The exterior is reinforced with an embedded fibreglass mesh that stops cracks, then finished your way: acrylic or mineral render, natural stone cladding, or a dry-hung ventilated facade of porcelain tiles and HPL panels. Inside, the millimetre accuracy of the steel frame gives perfectly true walls, ready for skim coat, smooth acrylic paint or mineral plaster straight on. Every layer is designed to hold its finish beautifully.
Built-in infrastructure for a self-maintaining home
Architecture that thinks ahead. Because we engineer everything up front, we build in the infrastructure for a home that looks after itself. Dedicated water, drainage and power points wait inside architectural niches, ready for robot vacuums, mops and advanced window-cleaning systems. Tomorrow's living technology, built seamlessly into today's design.
- Steel frame: A thick, powerful steel frame is the backbone of your home. It carries the whole structure and gives it strength and stability for generations.
- Electrical and plumbing: Services are planned in advance in the BIM model and run inside the walls. Every pipe and every socket sits exactly where it belongs.
- Wall systems: A concrete core, advanced panels or a combination of both. We choose the wall system that fits your design, your budget and your architectural brief.
- Insulation layers: Thermal and acoustic insulation wraps the whole house. A steady temperature in every season, quiet from the noise outside, and lower energy bills.
- Final finish: Plaster, cladding, paint and any finish you choose. Your home looks and feels exactly the way you dreamed it.
FAQ
What sets the INOMOD method apart from conventional construction?
Conventional construction happens mostly on site, as "wet" work exposed to deviations, human error and improvisation. Our method rests on complete engineering in a 3D model and a heavy steel RHS frame, made in advance to the millimetre. The result is a true, accurate structure, a clean and quiet build, and complete certainty from the first day to the day you get your keys.
Are there architectural limits on how my home can look?
None at all. The envelope and interior walls take any design style and any finish you choose, from mineral and acrylic render to natural stone cladding and advanced ventilated facades. The precision of the steel frame keeps every wall perfectly straight, so the final finish looks sharper, cleaner and more luxurious than any conventional build.
What will I feel living in the home every day?
You feel it in two ways, every moment. Outstanding thermal insulation keeps the temperature steady and comfortable in every season, and cuts your energy bills. Advanced acoustic insulation shuts out the noise outside, leaving true quiet within.
Could the budget or schedule change during the build?
Engineering everything up front means every system in the building is coordinated before work begins. So there are no surprises and no improvising on site, the usual causes of overruns and delays. Needs can change, of course. If you decide to add or change something after the plans are signed off, our method shines: we adapt quickly and flexibly, and update the budget clearly to match your new requirements.
Do you design the home, or can I bring my own architect?
Either way works. If you already have an architect, our engineering team takes their plans and turns them into a meticulous, technology-driven build model. If you don't, we put our experience at your service and guide you through the design, from the first sketch to the final working drawings.
What does your full service include?
We manage your project end to end, with one accountable team for every stage. It starts with your brief and the design, runs through engineering and manufacturing, and covers all the construction, infrastructure and finishing work on site. One point of contact spares you the juggling of subcontractors and guarantees a consistent standard, full transparency and peace of mind all the way.
How does the building stand up to earthquakes?
A heavy steel RHS frame is one of the world's leading engineering answers to earthquakes. Unlike concrete and block buildings, which tend to crack or collapse under dynamic loads, steel has a property engineers call ductility. It lets the frame absorb the ground's shaking, flex and dissipate the energy without breaking, giving the structure, and the people inside it, the strongest possible protection.

How is the safe room built into the home?
The safe room is built to Home Front Command guidelines and standards. It is designed and cast as a single reinforced concrete unit that blends, structurally and architecturally, into the steel frame of the rest of the house. Inside and out, the finishes run on without a break, so nothing sets the safe room apart from the rest of your home.
What warranty covers the building and the work?
INOMOD gives a full, comprehensive warranty on the structure and on all the construction work. Because we run the whole process ourselves as the main contractor, from engineering through frame manufacturing to handover, you get one clear point of contact and complete transparency. Our warranty rests on rigorous engineering standards, for peace of mind and quality that lasts for years.
Can I change the layout or extend the home later?
Absolutely. Even on a strong, stable heavy steel frame, our systems engineering leaves exceptional room for change. Renovating a traditional build usually means a nightmare of breaking through blocks, endless dust and daily life turned upside down. With our method you can rearrange spaces and even add rooms and extensions in a controlled, fast way, without weakening the structure and without moving out.
